A SPACIOUS INTERIOR
SET ON A FLAT, CLEARED LOT, THIS RESIDENCE IS LOCATED ON THE SITE OF A FORMER SANDPIT THAT HAS BEEN REVITALIZED. IT IS LEED GOLD & NOVOCLIMAT CERTIFIED.
It is a slab construction with no basement. The residence occupies 3,400 sq. ft. on two floors. It has four beautiful bedrooms, including a spacious master suite with walk-in closet and private bathroom. This is one of two modern full bathrooms in the residence. The living space is vast, with an open-plan living room, dining room and kitchen with walk-in pantry. A large storage area for outdoor clothes is located at the main entrance. Among the various amenities, a home cinema/TV room will delight occupants for hours of relaxation. A laundry room, powder room and storage space complete the picture. Outside, a covered terrace with fireplace lets you enjoy the Pays-d’en-Haut countryside, rain or shine, with family or friends. A garage connected to a covered walkway will eventually complete the property.
A modern exterior finish
All the elements reflect modernity and quality, with the doors and windows at the forefront: all black aluminum inside and out with double-glazed “energy star” glass, made by GIT Portes et fenêtres. The exterior cladding reflects a beautiful harmony of stone and wood. The company Pierres royales supplied the charcoal-colored « Cobble Stone » with smooth St-Vincent stone sills. As for the wood cladding, which features a modern two-tone spruce profile, it is factory-made by Groupe Crête Signature. The wood is FSC-certified and comes in a custom color.
The fascia is black aluminum, and the soffits have the same characteristics as the siding: two-tone spruce, also factory-made by Groupe Crête Signature. The color is exactly the same as that of the siding. Finally, the beams and posts are in white pine, supplied by Bois Excel. They have been dyed in the workshop in charcoal color. The color is customized. The roof is made of BP Mystique 42 two-tone black asphalt shingles, guaranteed for life.
Heating, air conditioning and energy performance
The residence’s main heating system consists of underfloor heating fed by a water/glycol system or a hydronic radiant floor. Secondary heating and air conditioning is provided by a Lennox three-ton central heat pump with HEPA air filters. The house is also equipped with a central humidifier. The residence also features a Valcourt FP11 Frontenac wood-burning fireplace with sash door. Also for the comfort of occupants, electric underfloor heating has been installed in the two upstairs bathrooms.
Finally, we’d like to point out that the insulation under the slab is R15, the walls are R32, the ceiling is R60 and the waterproofing is 1.5 CAH. In short, this is a well-insulated and heated house, for the well-being of the whole household!
Some other distinctive features inside
In the residence, the living room features a cathedral ceiling and decorative white pine interior beams by Bois Excel. The same features apply to the wood panelling on the ceilings of the upper floors, with a “barn wood” inspiration. In the laundry room and master bathroom, as well as on the mantle of the outdoor fireplace, pre-cast concrete panels by Pur Béton were used as a distinctive wall finish. The fireplace’s interior cladding is made of charcoal-coloured Cobble Stone (as on the exterior) by Pierres Royales.
The lighting is custom-made for each area of the residence, with chandeliers for the island, one of the bedrooms and the cathedral in the living room, all by Tungstène luminaires. The cabinetry is also custom-made, a blend of brushed and stained white oak with lacquered wood in different colors, all by Kyra Cuisines of Sainte-Adèle. The wood floors on the upper floors are 7.5″ wide engineered brushed oak by Akira Bois et Design. The staircase is open with a central stringer and custom steel balustrade. The treads are two inches in white oak.
A high-performance, eco-friendly home
Like all the company’s other projects, no compromises were made on the home’s ecological attributes, as the residence was awarded LEED Gold certification. This certification requires processes that frame construction, from design to completion, providing all partners with important benchmarks. All stages of validation, inspection, etc. assure the builder and client that the project is under control and of high quality. Last but not least, the entire spectacular interior design was created by Symbiose Design.
