Morin-Heights residence

Built in 2015-2016, the residence is located on the heights of the village of the same name in the laurentians. It features 3850 sq ft on two floors, including a double garage. Designed for a couple nearing retirement age. The master bedroom with en-suite bathroom complements the ground-floor living space, minimizing the need to move around. Access to the outdoor parking area and garage is via a minimum number of steps. On the garden level, two bedrooms, a family room and a full bathroom can accommodate guests in comfort. A soundproofed music room with an inspiring view of the rear pool-garden completes the picture.

A modern home

In keeping with the owners’ wishes, the house is resolutely modern with its clean lines and cubic volumes. Large windows encircling the living room and dining room, among others, illuminate the house throughout. And its high ceilings give spaciousness to a vast living area. The result is a spectacular space, bright and pleasant to live in. The windows are hybrid, aluminum on the outside and wood on the inside.

Locally sourced materials

But in this residence, the “contemporary” concept is combined with extensive use of natural, locally-sourced materials. The all-wood exterior cladding, structural columns, wood floors, staircase, wall and ceiling panelling are all supplied by a local company in Saint-Jérôme. A similarity in the wood species used for the interior and exterior finishes (white pine, fir and larch) lends aesthetic coherence between the exterior and interior of the house.

A pool on a mountainside

Locating the pool on the south side of the house, below the ground, posed significant technical challenges. A retaining wall literally had to be built into the mountain, and the level of the pool’s sidewalk had to be identical to that of the garden level (an ergonomic requirement), while leaving enough space for the floral arrangements.

 

Heat pump heating

The residence is primarily heated by a heat pump. An EPA-certified wood-burning fireplace is used as a complement, providing comfortable, comforting radiant heat. A wood-burning stove has been chosen for the veranda, and a profile for additional electric heating has been provided on the garden level in case the heat pump isn’t enough, especially in very cold weather.

Energy performance

Résidence Morin-Heights is certified Novoclimat. Its entire envelope has properties that exceed current building code requirements: R-29 insulated walls, R-60 roof insulation, R-10 under-slab urethane insulation and Energy Star double-glazed windows. Its performance in blower door tests (1.14 CAH) testifies to a carefully crafted envelope.

An eco-friendly home

The Résidence Morin-Heights is also LEED Gold certified. To achieve this, measures have been implemented in all LEED system categories: sustainability, energy performance, local sourcing of materials, materials with recycled content or FSC-certified, plumbing fixtures that reduce water consumption, healthy materials and superior air quality, etc.

This type of project costs between $185 and $200 per square foot. This includes excavation costs adapted to the Laurentian context, as well as sanitary installations and a well.
